From initial free onsite consultation we are able to offer a personally tailored service to suit your requirements. Services include; site survey, location and block plans, floor plans and elevations, 3D drawings, Building Control plans, structural calculations and planning application submission.

Experience has given us a strong sense of how we use spaces within our homes and how our homes contribute to our sense of wellbeing: bright interiors with purposeful “empty” free flowing spaces define our signature style. It was for these strengths, together with our attention to detail in compliance with building control, that we were awarded the 2019 LABC Northern Award for Best Small Housing Development and went on to achieve a second award at the National Finals in London.

Our services are designed to guide you through a personalised design process from initial concept through to full planning approval. We can also offer, 3D modelling, technical plans and product specifications ready to pass onto to your contractor.

The maris designs service
STEP 1: FREE CONSULTATION

Get in touch with us via phone or email to discuss your initial ideas. We can then arrange for your free onsite consultation where we get to know your space and project ambitions. Initial space planning will be discussed and basic measurements taken.

STEP 2: OUTLINE DESIGN PROPOSAL

If you are happy with the initial ideas discussed in the consultation we will ask you to confirm that you wish to proceed with an outline design proposal for your project. For this we require a £100 engagement deposit fully redeemable against the full service costs.

The outline design proposal will identify the existing and proposed elements for the design and will include floor plans (for the purpose of illustration only).

The purpose of the outline design proposal is to consider and finalise design options with the client before committing to fully detailed plans.

Please note at this stage that outline plans are subject to full site survey.

STEP 3: DESIGN AND DRAW

At this stage we will be able to provide you with the level of detailed plans required for submission for planning approval. This will involve a site survey and the creation of CAD drawings to include site plan, existing and proposed floor plans and elevations.

Please note: Minor tweaks to the plans at this stage will be made at no additional charge. However any substantial deviation from the agreed design proposal will be charged at an additional £45 per hour.

STEP 4: PLANNING APPLICATIONS & SUBMISSIONS

Maris Designs is able to make planning applications on your behalf, this may involve an application for a Certificate of Lawfulness (recommended even if the build is within permitted development rights) or full planning, if required.

You will need to pay for the planning application fee (these fees are subject to change and variation and will be checked against the local planning authority at the time of submission). Some applications require additional supporting documentation. We can arrange for these reports to be carried out on your behalf (quoted at the time of application). Supporting reports produced by Maris Designs will be charged at £45 per hour.

STEP 5: BUILDING REGULATIONS & STRUCTURAL CALCULATIONS

Once you have gained the required permissions you then require detailed structural plans in addition to structural calculations. Your contractor will require these in order to provide you with an accurate quotation and to start works. Maris Designs can provide quotations for the provision of both the Building Regulation plans and structural calculations. If your project requires a substantial amount of glazing then SAP calculations may also be required, we will be happy to advise on this.

3D ELEVATIONS

These drawings can prove helpful in visualising the exterior of the finished project and evaluating the impact on the existing property.

EXTERIOR & INTERIOR STRUCTURAL DESIGN SERVICE

This service can be made up of any of the following specifications (each quoted at time of application). This service not only ensures that you have considered your build to every level of detail but that the information is clearly shared with and quoted for by your contractor.

 

  • Exterior product selection, sampling and specification of all products from roof materials, bricks, windows etc
  • Interior product selection, sampling and specification of all products from flooring, wall coverings, lighting, sockets, internal joinery etc
  • Internal and external electric plans
  • Furniture floor plans
  • Detailed scope of works for the purpose of gaining contractor quotations

 

As with all our services we are happy to mix and match to suit your requirements and will provide quotations based on the requirements of each individual project. We are also happy to send plans out to tender on your behalf.
